Dubai Villa Prices Surge 31.9% Year-on-Year

Palm Jumeirah and Jumeirah Islands Lead in Villa Price Growth

Dubai villa prices surged by 31.9% year-on-year according to the latest ValuStrat report. In November 2024, the ValuStrat Price Index rose 1.8% monthly to 197.3 points, marking a slight slowdown from the previous month's growth. Villa values increased by 2.1% monthly with notable price hikes in premium areas like Palm Jumeirah (42.5%) and Jumeirah Islands (42.4%).

Meanwhile, apartment prices rose 1.6% monthly with the biggest annual gains seen in The Greens (31.6%) and Palm Jumeirah (29%). Off-plan home registrations dropped 41.9% from October but were still up 76.5% from the previous year, making up 64% of all home sales.

Prime home transactions over Dh30 million saw 24 sales in exclusive areas like Palm Jumeirah and Emirates Hills. Major developers like Emaar and Damac led sales with key off-plan areas including Jumeirah Village Circle and Business Bay.

Overall, the market remains strong with growing demand for villas and high-end properties.
