Dubai Real Estate Sees AED40 Billion in Sales with 13,502 Transactions in November

Apartments Lead November Sales in Dubai While Luxury Properties Shine

Dubai's real estate market had another strong month in November with 13,502 property transactions totaling AED40 billion. Apartments led the way with sales worth AED19.9 billion, marking a 31.2% increase in volume to 10,857 transactions compared to last year. Villa sales reached AED10.2 billion from 1,903 transactions while 387 plots sold for AED8.1 billion, though volumes were down compared to November 2023.

Commercial properties saw 354 transactions worth AED1.3 billion, up 5% from last year. Despite November being the most moderate month of the year, total sales increased by 10.5% compared to last November. The average property price per square foot rose 8.8% to AED1,497 continuing an upward trend from previous years.

Notably, the top-selling areas in November included Jumeirah Village Circle, Dubai Marina and Business Bay. The most expensive sale was a luxury apartment at Six Senses Residences, Palm Jumeirah, priced at AED130 million. Off-plan projects performed well with Vida Residences Club Point and Greenridge leading the sales in their respective categories.

First sales from developers outpaced secondary market resales with properties below AED2 million making up the largest share of transactions.
